Design and construction belong in the same conversation. Our estimates begin with the first sketch, not after the drawings are done.

Discovery · 4–6 weeks

Listen, walk, measure.

We spend time on your land at different hours, map views and wind, review wildfire overlays, utilities, access, and solar orientation. A $7,500 feasibility engagement ends with a written range and a go/no-go decision.

Design · 5–8 months

Draw and price together.

Erin leads architecture; Dale and our field team price assemblies as they develop. Three formal estimates keep scope aligned. Most homes enter permitting with 90% of finishes selected.

Preconstruction · 3–5 months

Permit, detail, procure.

While Deschutes County or the City of Bend reviews, we complete structural coordination, issue trade scopes, order long-lead windows, and lock the construction schedule.

Construction · 14–20 months

Build with the same people.

Dale or a lead carpenter is on site every day. You receive a concise Friday field note, fresh photos, and a live decision log. We schedule four deliberate owner walks before completion.

Stewardship · years 1–2

Settle in, then tune.

We return at 30 days, six months, and one year to adjust doors, review systems, and answer questions through a full Central Oregon seasonal cycle.
