An integrated practice
Design and cost,
in the same room.
The traditional model asks a builder to price a finished design. Our model makes cost, craft, and constructability part of design from day one.
Traditional sequence
Design → bid → revise
- Builder enters after design is largely complete
- Cost certainty arrives late
- Details can lose intent between teams
- Owner coordinates designer and contractor
Juniper Ridge design–build
Design ↔ price ↔ build
- Field expertise shapes the first concepts
- Three estimates track the evolving design
- One team owns every detail
- Owner has one accountable relationship
What this changes.
A beautiful drawing is not the goal. A beautiful home—on a real site, for an agreed investment—is.
Snow: Structure and roof geometry are coordinated early, before a dramatic overhang becomes an expensive surprise.
Fire: Defensible space, ember-resistant vents, noncombustible zones, and durable cladding are treated as architecture, not add-ons.
Sun: We model solar orientation before fixing glass sizes, balancing winter warmth, mountain views, and summer comfort.
Budget: Most of our recent homes have begun construction between $1.6M and $3.2M, excluding land. Every home is different; early feasibility is how we find the honest number.
